Conveyancing – Sale Legal Fees

SALE – FREEHOLD

  • Up to £0 – £100,000 – £500.00 plus VAT
  • £100,001 to £250,000 – £550.00 plus VAT
  • £250,001 to £400,000 – £600.00 plus VAT
  • £400,001 to £600,000 – £650.00 plus VAT

SALE – LEASEHOLD

  • Up to £0 – £100,000 – £600.00 plus VAT
  • £100,001 to £250,000 – £650.00 plus VAT
  • £250,001 to £400,000 – £700.00 plus VAT
  • £400,001 to £600,000 – £750.00 plus VAT

Sale Expenses

  • Office copies – £3.60 (inc VAT) per document
  • Thirdfort Identity Check -£17.94 (inc VAT) per person
  • File opening fee – £18.00 (inc VAT)
  • Bank fee – £36.00 (inc VAT) Per payment out
  • Lawyer Check – £12.00 plus VAT

Our legal fees (not including VAT or expenses) include carrying out the necessary Money Laundering Regulations checks, obtaining copies of the legal title for the Property which is being sold,  preparing and issuing contract documentation to your Buyer’s solicitors, dealing with any enquiries raised by the Buyer’s Solicitors and estate agents (if applicable).  Liaising with you in  relation to the replies to enquiries and dealing with all technical issues that may arise with your sale.  Obtaining settlement figures for any charges over the Property being sold, repayment of any amounts owing under any Charges and arranging the discharge of any mortgages over the property on completion, paying any estate agents fees and accounting to you for any sale proceeds.

Please note if there is anything additional that needs to be dealt with outside of the normal sale conveyancing procedures, then there could be additional fees payable.  Please speak to a Conveyancer about this.

Referral Fees: Please note if you have been referred to us by a certain third party, that Sutherland & Co Law Limited may, in certain situations, in relation to conveyancing transactions, pay referral fees to such said third parties.  We would like to assure our clients, that any payment of referral fees are paid by this firm, and not by the client, and the firm ensures that it complies with the SRA Rules and Regulations in relation to the payment of such fees.  Referral Agreements are in place prior to paying any referral fees.  If you are being referred to us by a third party, then that third party is under a legal obligation to advise you of the referral fee and the amount.  We would also do the same in any client care documentation issued to clients.
